 Noida News: New Noida Master Plan Approval on Cards? Promises Major Developments!

Noida News: The government is almost ready to approve the much awaited Master Plan for New Noida. This project, which is located on land from the villages of Dadri and Bulandshahr in the Gautam Buddha Nagar district of Uttar Pradesh, intends to support the region's industrial growth.

Master Plan Approval Imminent

Within the next two to three months, the Noida Authority anticipates receiving approval for the New Noida Master Plan. The Authority approved the master plan, which was submitted around five months earlier, at its 213th Board meeting, which took place in December 2023. New Noida, officially known as the Dadri-Noida-Ghaziabad Industrial Region (DNGIR), is a 20,000-hectare area that is expected to revolutionise the development of both residential and industrial space.

Key Focus on Industrial Growth

The primary aim of New Noida is to promote industrial growth. To achieve this, 41 percent of the area is earmarked for industrial zones. The allocation also includes 11.5 percent for residential areas, 17 percent for green and recreational spaces, 15.5 percent for roads, 9 percent for institutional purposes, and 4.5 percent for commercial properties. This balanced distribution ensures a comprehensive development plan catering to both work and life needs.

Residential and Population Plans

An estimated 6 lakh people will live in New Noida, of which 3.5 lakh will be migrant labourers. To serve the city's population, a variety of housing alternatives, such as EWS, LIG, MIG, and HIG units, will be created over an area of more than 2,000 hectares. This development would prioritise not only the expansion of the industrial sector but also the establishment of New Noida as a centre for higher education, home to many colleges.

Phased Development Approach

New Noida's development will occur in five distinct phases:

  1. Phase 1 (2024-2028): Acquisition of 10 percent of the land and planning for 537.09 hectares.
  2. Phase 2 (2028-2032): Continued development following initial groundwork.
  3. Phase 3 (2032-2036): Midway development ensuring seamless progress.
  4. Phase 4 (2036-2041): Nearing completion, focusing on integration.
  5. Phase 5 (2041-2047): Final touches and project completion.

This phased approach ensures structured and organized growth, aligning with infrastructural needs and urban planning standards.

Connectivity and Sustainable Development

Railway connections to Jewar Airport are part of New Noida's connectivity ambitions, which also aim to improve accessibility and stimulate the local economy. The development will prioritise sustainable development practices and environmental responsibility by incorporating robust water supply provisions and green energy solutions.

Necessity for Expansion

It is now imperative to expand into new Noida because over 95% of Noida city is already built and there aren't many fresh sectors along the Noida-Greater Noida Expressway. The major encroachments noted in the CAG audit report, which highlight the necessity of planned urban growth, are also addressed by this project.
