Uttar Pradesh Ghaziabad News : GDA Initiates Development of "Naya Ghaziabad" Township Alongside RRTS Corridor Neha Kumari Jul 12, 2024 15:11 GMT Ghaziabad News: The Ghaziabad Development Authority (GDA) has announced the commencement of a new township project, "Naya Ghaziabad," alongside the Regional Rapid Transit System (RRTS) corridor in Ghaziabad. This development aims to extend the city's reach and accommodate approximately 5,000 residences, as per the authority officials. Key Features of the Naya Ghaziabad Township Location and Connectivity: The under-construction 82km long RRTS project will connect Delhi, Ghaziabad, and Meerut with high-speed trains, enhancing connectivity for the new township. Influence Zones and Development Areas: GDA has defined an influence zone of a 1.5km radius from each of the eight RRTS stations, designated for transit-oriented development (TOD) with mixed land use and additional floor area ratio (FAR) for extensive development. Special Development Areas: Two special development areas (SDAs) have been earmarked: 510.56 hectares in Guldhar and 549.5 hectares in Duhai, both allowing for higher FAR and mixed land use similar to the TOD zones. Township Details: The proposed "Naya Ghaziabad" will cover about 1,000 hectares, offering plots, group housing land, commercial, and recreational facilities. It aims to be a comprehensive new township with modern amenities. Land Acquisition and Project Proposal GDA plans to purchase land directly from farmers, with the state government covering 50% of the land cost and the remaining funded by GDA. A project proposal has already been submitted to the state government for approval. Enhanced Connectivity "Naya Ghaziabad" will benefit from RRTS connectivity, allowing residents easy commutes to various cities in the National Capital Region (NCR), including Delhi. Additionally, the township will have road connectivity to the Eastern Peripheral Expressway, passing through Duhai, further enhancing its accessibility. Statement from GDA “Our proposed township is expected to come up on an area of about 1,000 hectares where we will provide plots, group housing land, commercial and recreational facilities. It will altogether be a new township and will be called “Naya Ghaziabad”. For this, we will purchase land directly from farmers and not through land acquisition. Fifty percent of the land cost will be borne by the state government and the rest by GDA. A project proposal has been sent to the state government,” said Atul Vats, vice-chairperson, GDA.
