Ghaziabad News: Authorities to Develop TOD Zones Along Metro Corridor, What it Means for the Common Man

Ghaziabad News: In Ghaziabad, high-rise structures with residential and commercial uses will be built on both sides of the metro track. Transit Oriented Development (TOD) zones will be established by GDA for a 500–500 meter area on either side of the Red and Blue line corridors.

Proposal to Be Discussed at July Board Meeting

Its proposal will be discussed at the planned board meeting in July, following which, if approved, more work will begin. The government's high-level committee was instructed to designate transit-oriented development zones (TOD zones) on both sides of the metro route corridor and incorporate them into the master plan subsequent to their viewing of the Master Plan-2031 presentation. In Ghaziabad, plans are in motion to designate areas for Transit Oriented Development (TOD) on both sides of the Metro Red and Blue Lines.

In order to allow for both residential and commercial activity, mixed land use up to 500–500 meters on both sides of these corridors can be used to achieve a five floor area ratio, or FAR. A survey is being conducted on both sides of the Metro Red Line, from Shaheed Sthal New Bus Adda to Dilshad Garden, and the Blue Line, from Vaishali to Kaushambi, in order to compile a report in this particular condition.

Master Plan Includes TOD Zones Up to 500 Meters on Either Side

In addition, locations up to 500–500 meters on either side are indicated and charted in the master plan. In order for this report to be completed in full prior to the board meeting and for this proposal to be considered and included in the anticipated July board meeting. On both sides of the elevated road and metro routes, there will be mixed land use within a 500–500 meter radius.

This makes the building of a 5 FAR on a 100-meter plot viable in this instance. In this manner, a 500 square meter built-up space can be used for building. As a result, this location will host both commercial and residential activity. One can construct new townships, complexes, malls, workplaces, dining establishments, residences, offices, etc. here. Along with this, the authority will earn more money through the map approval fee.
